The Gap & The Gain - The Mindset Shift Every Realtor Needs

Welcome back to The Social Edit! I’m your host, Sam Palmieri, and today we’re flipping the script on one of the most powerful mindset shifts I’ve ever come across: living in The Gain instead of The Gap — based on the bestselling book The Gap and The Gain by Dan Sullivan and Dr. Benjamin Hardy.

Whether you’re an agent struggling with comparison, feeling behind on your goals, or just questioning your progress, this episode is your permission slip to zoom out and actually see how far you’ve come.

Here’s what we’re diving into:

  • What it actually means to live in the Gap vs. the Gain

  • Real-life ways the Gap mindset is silently killing your confidence, content, and consistency

  • Why staying in the Gain changes your marketing, your energy, and your entire real estate business

  • 5 practical tools to start tracking your wins (big and small)

  • The mindset mistake that leads to burnout, imposter syndrome, and agent resentment

  • Why posting from a place of service > chasing perfection

  • And how to reframe your "slow" seasons into your greatest growth

This episode is basically a pep talk wrapped in a marketing masterclass with a healthy dose of mindset truth bombs.

🎯 CHALLENGE OF THE WEEK:
Post a win — messy, small, or personal — and tag me @SamPalmieriii. Let’s celebrate your gain together.

4. How to Market Yourself Even If You Think You’re Boring

If you've ever said, "I don’t post because I’m not interesting enough," this episode was made for you. 🙋‍♀️

This week on The Social Edit, we’re unpacking the biggest mindset lie that keeps realtors (and honestly, anyone building a brand) from showing up online: the belief that your life is too boring to be content. Spoiler alert — it’s not. In fact, your everyday moments are exactly what your audience wants to see.

I’ll walk you through:

  • The mindset block that keeps you from posting — and how to flip it.

  • Tangible examples of “boring” real estate moments that make incredible content.

  • A simple storytelling formula you can start using today.

  • How to stop comparing your Chapter 1 to someone else’s Chapter 30.

  • Real-life encouragement to share your story your way — no filters, no perfection.

Plus: I’m giving you plug-and-play content ideas, storytelling prompts, and a peek into my own journey of learning how to show up — even when I felt like I had nothing to say.

🎧 This one’s raw, honest, and packed with action steps to finally feel confident creating content that connects.

📲 Challenge of the Week: Post something that feels too small, too normal, or too boring — and tag me @SamPalmieriii so I can hype you up. Because showing up is the content.

1. My (Unlikely) Journey Into Real Estate Marketing — And Why This Podcast Will Change the Way You Do Business

Welcome to the very first episode of The Social Edit — the podcast for real estate agents who want to finally get marketing, build a brand that feels like them, and start showing up with confidence.

In this kickoff episode, I’m sharing my unfiltered story — how I went from being an NYPD cop to stumbling into marketing through property management, with zero formal training but a whole lot of curiosity, passion, and Google searches.

I talk about:

  • My backstory — and why nothing about it screams “marketing expert” (until it did)

  • How trying to become a fitness influencer and then a mom influencer led me to fall in love with content creation

  • What I’ve learned from teaching agents how to use marketing to grow their business

  • Why this podcast exists — and how it’s going to make marketing feel easier, more fun, and actually doable for you

If you’ve ever felt like you’re “not a marketing person” — I made this for you.

  • Why you don’t need a marketing degree to crush it online

  • How I self-taught everything I know and built my confidence from scratch

  • The real reason most agents avoid marketing — and how to shift that

  • What to expect from future episodes of The Social Edit

If this episode inspired you or made you feel seen, I’d love to hear from you!

2. Why Marketing Is a Non-Negotiable in Real Estate

The market has changed — have you?

In today’s episode of The Social Edit, we’re talking about why marketing is no longer optional for Realtors — especially in a world where the phones aren’t ringing like they used to.

Gone are the days of constant inbound calls. If you’re not putting yourself out there intentionally, consistently, and confidently… you’re already behind.

In this episode, we dig into:
📉 Why the market shift means outbound efforts are now essential
📱 How marketing can ease the pressure of cold calling
🧠 The mindset shift from “social media marketing” to media marketing
🎥 How to get over the fear of being on camera
⏱️ Why you need to schedule time to create, not just "fit it in"\n👀 Why people work with agents they know, like, and trust — and how marketing helps them feel that way about YOU

If you’re still waiting to feel ready before you start showing up, this episode is your wake-up call. Marketing is your leverage, your brand, your legacy — and it’s time to treat it like one.

I HATED being pregnant and THAT'S OKAY!

On this week's episode I give you the most honest episode yet. I hated being pregnant the entire 37 weeks. I felt bad for feeling like this because people always post about how they love it, their skin is glowing, and that they feel so blessed to be growing a miracle inside them. While yes this may be true for some pregnant women it's not true for all. I really wanted to make this episode to let people know that the expectations that social media puts out are not the end all be all. This is not how the majority of how women feel. This is a highlight reel and we need to remember that.

On episode 5 we are joined by Christine Galgano. Christine is a 30 year old NYPD officer who loves BJJ and CrossFit. She has always lived an active lifestyle until one day she physically couldn't. Christine was diagnosed with a rare form of Lupus that was eating away at her muscles. The doctors said if it wasn't for Christine's athletic build before the onset of the disease she would have died. From that point on Christine knew she had a dedicate her life to fitness. Her first thought was to serve her county in the United States Army, however, with her diagnosis that was no longer an option. When one of her brothers (she is a triplet) mentioned that the NYPD was opening up their test Christine hopped right on board and began the process of becoming a police officer.

On this episode Christine talks about her journey of being diagnosed with Lupus and how she decided to not let the diagnosis define her. She is living her life to the fullest and will be headed to Africa next month and hiking Mt. Kilimanjaro.

4. Living a happy, healthy and toxin-free life with Rev. Marlisa LaRiche

This week's episode we talk with Rev. Marlisa LaRiche about what it truly means to live a toxin-free lifestyle. At 25 years old, she had debilitating chronic pelvic pain. She couldn’t work and could barely get off the couch. Three surgeries in a year and a half and she knew there had to be other options. This was not the life she wanted to continue living.

Marlisa learned that it was a necessity to be very conscious on what we put in our body but also what we put on our body as our skin is the largest organ. She knew she wanted to make major lifestyle changes and the more she started researching the more she realized just how many toxins surrounded us in the home, from our food and water all the way to cleaning supplies and beauty products.

2. The Mind Body Connection; Creating boundaries, focusing on yourself and learning that life isn't always linear with Evangeline Dardouni

Evangeline Dardouni (called Vange by almost everyone)  has been a Licensed Massage Therapist since 2013, and a certified Vinyasa Yoga teacher since 2009. She grew up in Washington Heights, Manhattan in the 90's, and finished high school in North Jersey in 98’. She attended LIU Brooklyn for her Bachelors. She has lived in Staten Island since 2015 and more specifically on the South Shore since 2019.

In her mid 30's Vange discovered she was a Highly Sensitive Person ( look it up its a real thing!!) Her central nervous system reaches further and deeper than a typical nervous system. This neuro-divergence gives Evangeline a rare and richer experience of life and relationships. She has the ability to sense subtle shifts in her environment, and the moods and emotions of people and animals. It's this heightened sense of awareness that makes Evangeline an empathetic and affective Massage Therapist. Her massage style toes the line of physical and spiritual.

Vange is relentless in the pursuit of her truth, and seeks the most authentic expression of who she is in all she does.

When not massaging Evangeline can be found working out at Crossfit Thrive, reading in coffee shops, or in a park with her feet in the dirt. She loves the beach and mountains equally, and looks for magic everyday.
