I experience this multiple times a day! I meet someone and introduce myself as a Real Estate professional. The usual response I get back is "I've always wanted to do real estate". Then, they proceed to tell me about a "deal" that "looks good". Fast forward, a year later when I meet that same person again and ask if they bought that "deal", the answer is almost always - "no I didn't". This is followed with a host of excuses. My podcast will explore interesting business transactions with a focus on how much income was generated along with the best "do it yourself" steps.

If one property can generate $500 per month in free and clear cashflow, then two properties should theoretically generate $1000 per month, correct?  Yes, in fact that is correct.  The only caveat is that you need the systems to be able to fund, acquire and manage those additional buildings.

Depreciation Re-Capture Explained

A positive attribute on one hand can lead to a potential negative attribute on the other hand. The depreciation expense for income producing real estate is one such example.  On one hand, the depreciation expense is a great way to offset income, while on the other hand, the depreciation re-capture that the IRS comes after upon re-sale can be a painful hit to our pockets.
