This is my conversation with Eddie Bingham. This is the second consecutive conversation with a North Wales specialist, as I continue to explore our great British National parks, and short term lets in and around them.
Eddie has, over the last 9 years, grown his property portfolio in North Wales from zero up for 40 properties. He has achieved this by following the tried and tested method of buy, refurbish, rent and refinance. Or the BRRR method, as it is also known.
It is not only great to see how this method has been used so effectively, but also, how it has been combined with short term lets, in and around National Parks.
Eddies has a mix of properties in his portfolio, with about a third of his properties being short term lets and the remainder traditional longer term lets. He very much looks at each property on its merit, and decides whether it is best suited for long or short term letting, and consistently reassesses them. A very sound way of thinking about it.

This is my conversation with Geoff Waller. Geoff has worked a full career as a police detective and subsequently taken on high level corporate roles at the likes of Mircosoft.
His most recent challenge is his foray into the short term rental business.
I was keen to have Geoff on the show, as his properties are in North Wales, within the vicinity of the stunning Snowdonia National Park.
When I first became interested in short term lets, it was as a result of listening to great success stories of airbnb's in national parks in the States, such as the Joshua tree National Park, in California. So, I have been keen to find out more about short term lets in and around our great British National Parks. Especially, what makes a good short term let in the area and what are the main challenges one will encounter when taking one on.
Geoff has used all of his clearly very practical life long experience and turned it exceptionally well to property development. The site he purchased was overgrown and neglected, the land was water logged and the some of the building derelict, yet he has managed to turn it into a thriving business – making great profits and significantly increasing the value of the land.
Geoff’s story is not for the faint hearted and to do what he has done has taken, skill and patience along with a financial position which has enabled hm to take the time required to deliver this development.

This is my conversation with Mark Scott. Mark has gone from Bollywood producer to family man and airbnb professional host.
Mark owns and manages around 30 properties which are mostly in and around Suffolk. The key to the success of his properties is, I think, three fold:
Firstly they are all have a similar rustic charm to them. If you visit one of Marks cottages you know what you are getting, and his guests keep on coming back.
Secondly, they are all within just over an hour from London. This makes them perfect for a short get away, and as a result they busy all year round.
Thirdly, the landlords he works with personally stay in their properties for a part of the year. Meaning that pure yield maximisation is not their only goal. This means that Mark can bring amazing cottages to market for great value, which is win-win-win for the guests, landlords and Mark.
