When there’s one buyer for every four homes, the real estatemarket feels very different than when twenty buyers were competing for one. In this episode, Nickie explores what a home is really worth—from the appraiser’s number to the seller’s emotional equity to the buyer’s perception of value. You’ll learn how shifting market conditions and personal psychology shape pricing, negotiations, and expectations. Whether you’re selling, buying, or just curious, this episode will help you rethink how value is defined—and whyit’s rarely just about the numbers.
Top phrases used today:
Appraised Value: what the bank says your homeis worth and what they are willing to lend on it.
Buyer’s Perception of Value: what they are willingto pay to secure that house. That can be both good (listing price +) or bad(lower than listing price)

Open houses can be game-changers—for buyers, sellers, and agents alike. Whether you’re stepping into one or preparing to host, I’m diving into the biggest Do’s, Don’ts, and Dealbreakers that make or break these moments.
Buyers: Use open houses to understand your local micro-market. Discover why one neighborhood might command a higher price tag than another. It’s also a great chance to meet agents and schedule follow-ups. DO leave your contact info, envision your life there, and take note of inspection-worthy items. DON’T bring pets, make messes, or gush about the house (yes, even with cameras rolling). It could cost you later in negotiations.
Sellers: Open houses drive traffic and future opportunities. DO secure valuables and meds, plan to be out with buffer time, and prep a clean, photo-worthy space. Have a plan for pets and kids. DON’T expect detailed feedback—and remember, what buyers say on camera may not match their offers. Don’t let it rattle your mindset or expectations.

Does a Real Estate Agent’s Brokerage Really Matter toYou?
When you're buying or selling a home, does the brokerage behind your agent actually impact your experience—or is it more about the agent themselves? In this episode, I break down what consumers really need to know about brokerages, and why the choice often benefits the agent more than the client.
We’ll explore:
1) What happens if your agent switches brokerages while serving you.
2) How brokerages support agents behind the scenes.
3) Whether all brokerages take a cut of the agent's compensation.
4) Local vs cloud-based brokerages, does it affect you?
5) Are all agents REALTORS and what does that title mean?
Whether you're curious, confused, or just want to be a moreinformed buyer or seller, this episode clears up the mystery behind the brokerage name on the sign.
Thinking about making a move and want to work with someone who puts your needs first—regardless of the brokerage? Let’s connect!
