Episode 14: Tips to Organize Your Home For Sale By Owner

We're sharing the top tips on how to organize your home when selling, especially if listing your house For Sale By Owner!  In Part 1 of our interview with Tara Yarbrough, owner of "Bee Organized" in Northwest Arkansas, we discovered the system behind getting organized and staying organized - even while your house is on the market!

WHERE TO START?

Pre-packing!  If you’re planning on moving, you have to pack anyway!  Tara recommends starting with closets and drawers and packing anything you don’t think you’ll need within the next few months.  Always remember that potential buyers will be looking through closets and drawers, so keeping these areas clutter-free and organized is an absolute must.

 

HOW TO DECIDE WHAT TO KEEP VS. PURGE?

Tara highlighted that when organizing your home, it can be challenging to go through all of your items, especially if you are storing items for other people.  Tara suggests asking yourself these 3 questions to help you decide whether to keep or purge…
1. Do you love it?
2. Do you use it?
3. Is it valuable?

“Purging” items and belongings can be challenging, and can bring up a lot of emotions for many people.  It’s important to recognize when you find yourself struggling, and remember that you can always pack an item away to make a decision later.  This will help you to keep the process enjoyable by avoiding the pressure and stress that come with the tough decisions.

 

HOW TO ORGANIZE PAPERWORK?

For homeowners who have a lot of paperwork around their homes that they need to organize, Tara suggests organizing in folders, but more importantly, she recommends having a system to limit the amount of paperwork that comes into your home to begin with. Opting for digital records when possible and addressing each item as it comes up is a great system to keep the paperwork to a minimum.

 

BEST STRATEGY TO GET ORGANIZED?

As with any major project, it’s always best to start early and allow yourself enough time to get your home organized before you put it on the market.  Keep in mind that potential buyers need to be able to see the space that your home has to offer and envision themselves living there.  Tara made a great point by suggesting you put yourself in the shoes of a home buyer and imagine how you would want your future home to look, and you can use that as a guideline for what your home should look like now.

Going room by room is a great strategy to organize your home, and Tara recommends starting small and not moving on to another space until the last one is complete.  This tip will not only give you the “snowball” effect, but also keep you motivated by each of your accomplishments along the way!

 

HOW TO STAY ORGANIZED?

So once your home is organized, how do you keep it that way?  Tara gave several great examples of systems to help you stay on top of it.  For example, you can designate a day of the week to deal with a certain task.  Some of Tara’s clever examples she’s used with clients are “Shredding Sunday” and “Mail Monday”.  No matter what system you choose, the key point that Tara shared was to make sure it works for you.  If it doesn’t, then you can always try out a new method until you find a sustainable solution that is functional for you!

Episode 13: BIGGEST CHALLENGES When Selling A House For Sale By Owner

For Karen, the biggest challenge overall was knocking out the unfamiliar "micro challenges” that came up throughout the home selling process.  There are a lot of small tasks that may be simple on their own, but when you add them all up, they can make things seem overwhelming.

Karen also made a great point that many of these challenges will be there regardless of whether or not you list with a real estate agent, such as making sure the house is presentable and preparing for showings.

Another challenge for sellers that Karen pointed out is remembering to market your property in a way that highlights the hopes, dreams, and wants of the potential buyers.  Remember, they are focused on what their lives would look like in the home, so speak to them in a way that helps them imagine it!

Beware of staying too attached to your property during the process.  Rather than choosing a price based on what the home meant to you, it's important to choose a price that is in line with recently sold homes in your area.

Always remember that the sale of your property is not personal, it is a business transaction.  This can be extremely emotional for some homeowners, in which case it may be best to have a trusted individual around to help you process any feedback you receive from potential buyers or their real estate agents.

What happens once your house is listed For Sale By Owner?

In Part 1 of this “tell-all” interview with Karen from YouTube Channel "Satisfied Spending", we dug into tips that every FSBO seller should know and the many lessons she learned when selling a house For Sale By Owner.

Karen explains that beyond the money savings, she is glad to have had the experience selling FSBO and enjoyed the opportunity to learn and grow. As Karen put it, selling FSBO is worth it for the personal growth alone - we couldn’t agree more!

Before selling FSBO, Karen dove into her research to find out what to expect when you sell your house without a real estate agent. But the one thing she wasn’t prepared for was the poor treatment she received from certain real estate agents.

As unfortunate as it was, she was able to get through it by staying focused on the goal of selling the property. As she put it, it’s important to remember not to take it personally, and remember that it is just a business transaction. With that being said, you don’t need to deal with anyone who is disrespectful towards you, and don’t be afraid to wait for someone else to come along.

Karen also gave a great piece of advice that no matter who you hire, always be sure they are respectful and can represent you appropriately, whether it is a real estate agent or legal representative.

Episode 11: How to ATTRACT MORE BUYERS to Sell Your House

Want our best tips on how to attract more buyers to sell your house fast? Using INCENTIVES when selling your house is a great way to grab attention and reel more buyers in!


THE BEST WAYS TO USE INCENTIVES

IN YOUR PROPERTY DESCRIPTION – you can let buyers know about your incentives in your property description to set your listing apart from others and make it more attractive. You can even use a deadline for your incentives to encourage buyers to act quickly. For example, you can include a home warranty with a full-price offer, with offers made by a certain date, or both!

AT A SHOWING – you can use relevant incentives to overcome objections during a showing and make it even more enticing for your potential buyers. Putting a time limit on the incentive also works well with this strategy. For example, if the potential buyers like the house, but they complain about it not having a garbage disposal, you can use that to your advantage and offer to pay for a garbage disposal if they make a full-price offer within the next 24 hours.

Home Warranty Policy – great option for any property, especially first-time home buyers

Closing Costs – works for buyers who don’t have the money for closing costs

Home Security System

Water Purification System

Water Softener

Water Leak-Detection System

Electric Monitoring System

Appliances (fridge, garbage disposal, washer, dryer, etc.)

HOA Fees

Home Improvement Credit

Parking Credit

Large Items – riding lawn mower, snow blower, outdoor grill, etc.

Episode 10: How to HANDLE YOUR OWN SHOWINGS to Sell Your House

Handling your own showing may seem intimidating when selling your house by owner...but if you stick around for the full episode, you'll learn some golden tips to handling showings to sell your house!

BEFORE THE SHOWINGS

During this day of showings for a house listed For Sale By Owner, there were two back-to-back showing appointments. One with a real estate agent, and one without a real estate agent.

Prior to setting the appointments, each of the potential buyers saw in the property description that a real estate agent commission was not included in the purchase price. In this case, the buyers who came with their real estate agent were aware that they would be responsible for paying the commission on top of the price of the property.

The property description also mentioned some incentives that were available with a full-price offer including a 1-year home warranty through a third-party company and new dishwasher and stove.

To build momentum, both showing appointments were scheduled a few days in advance and lined up strategically so that each buyer knew about the other.


DURING THE SHOWINGS

During both of the appointments, both potential buyers were given an opportunity to receive an additional incentive of a $2,000 credit towards installing central air if they made a full-price offer within 24 hours of the showing.

To maximize sales pressure, both potential buyers were also reminded that there were other buyers looking at the house the same day and that their was another potential buyer who was interested, but waiting to receive their money before they could purchase the house.

All of the facts stated were true, and the seller utilized each one to their advantage to create a competitive environment and encourage buyers to make an offer before missing out!


AFTER THE SHOWINGS

Before the seller was able to follow up with each buyer, they received a full-price offer about an hour after the showing! The buyers were not working with a real estate agent, so the seller did not have to pay any commission on the sale.

If these benefits convince you to sell your house For Sale By Owner, it's important to keep in mind that you will likely meet some resistance from real estate agents. Here are some common things that real estate agent may say to deter you from selling your house For Sale By Owner...


STATISTICS

Some real estate agents may say that, statistically speaking, houses listed with an agent sell for a higher amount. In reality, these statistics take into account a broad range of property sales including many skewed markets which make them irrelevant to individual situations like yours.

You do NOT have to be a statistic! If you price your home appropriately within your local market, a buyer is likely to come regardless of whether or not your house is listed by owner or with an agent. If you want to know what your house is truly worth to price it accurately, you can have a private appraisal done on your home by a licensed appraiser.


MAXIMIZE THE DEMAND

Real estate agents may say that by listing with them, you will maximize the demand for your property by having your house listed in the MLS. In reality, you can still have your house listed in the MLS without paying a traditional listing agent commission. There are many MLS agents who will list your property in the MLS for a flat fee which will gain the exposure you're looking for without sacrificing control or commission.

READY AND ABLE BUYERS

If an agent says they can bring you "ready and able buyers", what they are really saying is they don't have a buyer for you right now - otherwise they would be calling saying that they already have a buyer who is interested. If they already had a ready and able buyer, they wouldn't need to list your house! Even if you did list your house with an agent, you would still have to wait for a buyer anyway, so you might as well stay the course and wait for a buyer to come and save yourself the commission.


NEGOTIATION SKILLS

Real estate agents are only responsible for passing offers between parties, not negotiating. If your house is listed with an agent, they will act only as the point of contact for incoming offers and will only relay these offers to you. Agents create a barrier between you and the potential buyers, so you are essentially blind during the negotiation. This eliminates your ability to work around objections because you will likely never get a chance to hear what the buyers are saying directly.


LEGAL LIABILITY

Agents may tell you that when you sell your house For Sale By Owner, you are at a much greater risk for legal liability when it comes to paperwork. To eliminate this risk, we encourage you to hire a paperwork professional, such as a real estate attorney or title company (options vary depending on your local laws) who can handle the paperwork for you.

You listed your house For Sale By Owner for a reason, so here is how to get real estate agents to stop calling...


WHAT YOU NEED TO KNOW

Although real estate agents have their value, it might not be the best path for you. If you chose to sell For Sale By Owner (FSBO), then always remember why you did it, so you can stay motivated and avoid being swayed another way and later regret it. Many agents are trained to pursue FSBO listings and are prepared to overcome your objections and wear you down. In fact, this is exactly what happened to the sellers we interviewed back in episode 5 of the podcast, and they seriously regretted using a real estate agent.

OFFENSIVE TACTICS

To deter agents, put a clause in your property description that states a commission is not included and must be added to the price of your house. This will deter agents from contacting you and will encourage buyers to come directly to you without an agent, unless they are comfortable with the commission coming out of their pocket.

You can also do your best to avoid answering calls from real estate agents, rather than engaging in a conversation if you know you aren't interested in working with them. This will avoid sticky situations and wasted time on both ends.


DEFENSIVE TACTICS

If you do end up speaking to a real estate agent, don't be afraid to tell them that you aren't interested in using their services. If they persist, they will likely use facts or statistics surrounding the price of your home, paperwork, and/or how quickly your house might sell to lure you into a conversation about how they may be able to help you. Remember, it is your choice whether to continue or end the conversation. Always remember that it is best to keep the peace and take the high road, even if an agent doesn't do the same.

#1 - INVESTORS

Investors may attempt to get your house under contract in order to sell it to another buyer for a higher price. They may also present you with a lease option and allow renters to live in your home for a certain amount of time with the option to purchase. Watch out for any suspicious or unusual activity while your property is listed. Never click on unfamiliar links in an email, text, or private message sent to you in response to your property listing. Another common scam involves asking the homeowner to "verify their listing" by providing a confirmation code. Never provide a confirmation code to another person or website unless you initiated it yourself by attempting to login to a familiar website such as Google or Facebook.

Episode 5: How to Save Money When Selling Your Home In Florida - These Ocala Sellers Saved $5,730!!!

How to save money when selling your house in Florida comes down to TWO things... When Tom and Marie were searching how to sell their home in Ocala, FL, they realized they only needed two things to sell their house - the KNOWLEDGE of how to do it and the COURAGE to see it through!

On this episode of the "Your House, Your Equity!" Podcast: Home Seller's Edition, we interviewed Tom and Marie, a couple who recently sold their house in Ocala, Florida and saved $5,730.

Tom and Marie originally listed their house For Sale By Owner to avoid paying the 6% real estate agent commission. However, once their house was listed, they were worn down by many real estate agents calling and asking to take over their listing.

Tom and Marie switched sides and listed their property with an agent, but not before they negotiated the commission down to 4%, which saved them over $5,000.

In this interview, Tom and Marie explain that it actually became more difficult for them when working with a listing agent. Even though more people wanted to see the house, many of them were not qualified to buy it which resulted in a huge waste of time.

However, thanks to what they learned in the "Your House, Your Equity!" Course, Tom and Marie were able to take back some of the control they lost.

They told their listing agent to screen the buyers and require proof that they were prequalified before scheduling a showing. This saved Tom and Marie from the inconvenience of preparing their home for showing after showing and also gave them the confidence that each showing was now much more likely to result in a sale.

After a rough ride, Tom and Marie finally sold their house, but they made it clear they would recommend doing one thing differently...

When asked for advice they would give a family member or friend who is thinking about selling their house, Tom and Marie both agree they would advise them not to use a real estate agent so you can save even more money and a lot of frustration. But even if you feel more comfortable using an agent, you can always negotiate their commission down to 4%.

Despite the setbacks in their journey, Tom and Marie are happy that they were still able to save $5,730 thanks to everything they learned in the "Your House, Your Equity!" Course, including how to negotiate a lower commission with a listing agent.

Episode 4: How to Get a FULL PRICE OFFER For Your House

Want a FULL PRICE offer on your house? Here are 3 proven tips for how to get a full price offer with or without a real estate agent!

On this episode of the "Your House, Your Equity!" Podcast: Home Seller's Edition, we're discussing tips to get a full price offer on your house either as a For Sale By Owner (FSBO) or with a listing agent.


TIP #1 - Ask for Proof of Prequalification

Before you schedule a showing, always ask potential buyers to send you their prequalification letter to be sure they are preapproved for the full listing price of your house. If their letter shows they are preapproved for less than your full listing price, you can always ask how they were planning to get the rest of the money to afford your house.


TIP #2 - Use Incentives

Set the expectation by leading with an incentive in your property description that is available only with a full price offer. For example, "home warranty included with a full-price offer."

Save an extra incentive for the day of the showing just in case your buyers need a little push to seal the deal. For example, if the house doesn't have a washer and dryer and the buyers mention they don't have their own, you can offer them a washer and dryer if they make a full price offer that same day.


TIP #3 - Be Patient/Stand Your Ground

Sometimes it just takes time for the market to bring the buyer. Whether you list with a real estate agent or not, waiting for the right buyer to come along is a natural part of the process.

But while you're waiting, don't be afraid to put a little extra effort into getting your listing out there!

"Your House, Your Equity!" Podcast: Home Seller's Edition
Episode 3: How to Schedule YOUR OWN Showings to Sell Your House FAST

Want to know how to schedule your own showings to sell your house fast? Whether your house is listed For Sale By Owner (FSBO) or with a real estate agent, these advanced scheduling strategies can spark faster and higher offers for your home.

If you happen to have your house listed without an agent, following these strategies will also give you the tools and the confidence you need to seal the deal on your own!


STRATEGY #1 - The Stacking Method

If you're getting a lot of action on your property listing, it's time to turn that interest into offers! Choose a day about 3-7 days out to hold all of your showing appointments. As you screen your buyers, schedule showings for each of them back-to-back, about 30 minutes apart. You can pull off the stacking method with a minimum of two appointments, but feel free to schedule 3-4 (or more!) to create more competition.

In the best case scenario, many of your potential buyers will cross paths and see for themselves that there are other people interested in the house. If they are serious about buying your house, the pressure will be on for them to make their fastest and highest offer before someone else does!


STRATEGY #2 - Use Your Action to Spark Their Action

Even if you only have one serious and qualified buyer - don't sweat it! You can still create a sense of competition and enough sales pressure to knock them off the fence! During the showing, be sure to mention the action that you are getting on your listing whether it is the number of views on a particular platform or number of calls you've received on the property. The idea is to make the buyers realize that they need to act fast or they could miss out!


BONUS TIP - Screen Your Buyers

An important part of pulling off either of these strategies effectively is being sure that your buyers are property screened BEFORE you schedule a showing. Here are the 3 questions to ask buyers BEFORE showing them your house...


QUESTION #1 - Did you drive by the property?

Why waste your time showing these buyers the inside of your house if they don't like the outside? Having potential buyers drive by before scheduling a showing is a great way to avoid wasted time by making sure they are seriously interested in your property and the neighborhood.


QUESTION #2 - Are you prequalified?

You can't sell your house to someone who can't afford it! Making sure your potential buyers can afford your home is a critical screening step you should take before scheduling a showing appointment. We recommend requiring either a prequalification letter or letter from their bank stating they have the funds to purchase the property at the full listing price.


QUESTION #3 - Do you have to sell a house first to be able to buy this one?

Putting your house under contract with a buyer who still needs to sell their own house can lead to a sticky situation. If their house doesn't sell in time (or doesn't sell at all) and the deal falls through, then you will lose out on time and other potential buyers who may have been able to purchase your home.


BONUS TIP - Why Open Houses are a Waste of Time

As we've talked about, screening buyers not only saves you time, but ensures that every buyer who schedules a showing is serious and much more likely to buy. Since no one is screening the people coming through an open house, there is a good chance that many of them are just "window shopping" and wasting your time.

In our opinion, you're much better off scheduling private showings with buyers you know are serious so you can better feel them out and try to seal a deal.

Episode 1: How to Save Money When Listing Your House WITH or WITHOUT an Agent

How to Save Money When Listing Your Home For Sale is a skill that every homeowner should know. On this debut episode of the "Your House, Your Equity!" Podcast: Home Seller's Edition, we're putting first things first by laying out all the options for you to sell your house - WITH or WITHOUT a real estate agent - and SAVE YOUR EQUITY!!!

We're answering a common question that home sellers everywhere ask, "How can I save when selling my home?"


OPTION #1 - The 4% Club

If you want to know how to save money when listing with a real estate agent, then this one is for you! Before you hire an agent, be sure to negotiate their commission from the typical 6% down to 4% or less.

Some agents may be deterred by the lower commission, but there are plenty of agents out there who will be willing to get the job done for 4% commission rather than losing the sale.


OPTION #2 - The 2% Club

As you may know, the 4% commission would normally be split between the agent who lists your property and the agent who brings the buyer. So, if you want to cut that 4% commission in half, you can do it by listing your property yourself and offering a 2% commission to a buyers' agent.

In about 2 hours, you can list your own property as a For Sale By Owner in the MLS and Zillow, and you can also spread the word on social media platforms like Facebook (including Facebook Marketplace and Facebook Groups) to help you attract a buyer. OPTION #3 - The 0% Club

If you would rather keep all of your equity in your pocket, then we have some special tips for you!
If you aren't open to paying a real estate agent commission at all, then we recommend putting a clause in your property listing that says the listing price does not include a real estate agent commission.

Always remember that at the end of the day, the house is what the buyers want. If they are truly sold on your house, they will either add the commission on to the purchase price or come to you directly.
