Playing Small in Real Estate Is KILLING Your Wealth | Ep 35

Hey, it’s Alex Coffman, and in this Hot Takes with Alex episode, we’re getting real about why playing small in real estate is the quickest way to kill your wealth potential. If you’re stuck negotiating small deals and getting lost in minor details, you’re missing the bigger picture—and the bigger profits.

Here’s what I cover in this episode:

  • Don’t Sweat the Small Stuff: Stop letting tiny details derail a deal. They’re not worth it.
  • Be Confident in the Numbers: If a deal works even in the worst-case scenario, you’re good to go—lock it up and move fast.
  • Big Deals vs. Small Deals: Why negotiating larger properties is easier and far more profitable than messing around with smaller ones.
  • Reputation Is Everything: Building a solid reputation with brokers can open doors to future deals you won’t want to miss.
  • Aggressive Offers Win: Don’t wait for the “perfect” moment. Sometimes going in strong from the start will get you the deal others miss.

The bottom line? Playing small is holding you back. It’s time to think bigger, act smarter, and stop letting minor setbacks or price differences get in the way of securing deals that actually grow your wealth.

Ready to make real moves? Let’s get to it.

The Biggest Mistakes I made in Real Estate | Ep 32

Hey there, it's Alex Coffman, host of The Real enTREpreneur™ Podcast! In this episode, I'm getting real about the biggest mistakes I made in my early real estate investing days. Trust me, there were a few. I dive into the lessons I’ve learned about the importance of thinking big and why focusing on larger deals can make all the difference in achieving long-term success.

I share my journey from smaller investments—like houses, duplexes, and quadplexes—that seemed like good deals at the time but didn’t contribute much to my overall goals. These smaller properties often came with high management costs, poor cash flow, and less favorable debt terms, making them harder to manage and less profitable in the long run.

I talk about how these experiences taught me to prioritize bigger deals that offer better cash flow, appreciation, and scalability. I also emphasize the importance of having patience, discipline, and a clear strategy. It's easy to get caught up in the excitement of closing deals, but without thorough analysis, you might find yourself in a tough spot later.

Reflecting on the success of recent large-scale deals, I highlight how these investments have significantly outperformed the smaller deals I made over the past six years. From setting up the right team to taking advantage of tax benefits, larger deals have proven to be game-changers.

If you’re interested in learning from my mistakes and want to hear more about our latest investment opportunities with TR3 Capital, this episode is for you. Let’s talk about how you can avoid the pitfalls of small thinking and start focusing on the big picture.

TR3 Capital's Strategic Expansion: Key Markets to Watch | Ep 31

In this episode, I'm diving into TR3 Capital's strategic expansion and the key markets we're focusing on. We've been busy exploring new opportunities, and I want to share the insights we've gained along the way.

First up, we talk about the importance of a solid market entry strategy. It's all about connecting with local players—brokers, managers, and everyone who can give you the lay of the land. Meeting people like Tom in Houston was crucial for understanding the market dynamics and getting insider knowledge.

I also discuss the current market conditions, which are shifting in our favor thanks to decreasing interest rates. Deals that didn’t make sense a while ago are now back on the table, and we're taking full advantage of that.

Speaking of Houston, we recently took a trip down there to tour properties and get a feel for the area. Evaluating properties based on their condition, location, and financial metrics like rent levels and operating expenses is key to finding the right investment opportunities.

Our geographical focus remains strong in Texas—Houston, Austin, DFW, San Antonio—while also expanding into markets like Oklahoma, Florida, North Carolina, Georgia, and Tennessee. These areas are ripe with potential, and we're keeping a close eye on them.

For those of you new to real estate investing, I share some essential advice on entering new markets. It's all about connecting with local brokers and digging into the local market data to make informed decisions.I also break down the acquisition costs involved in property deals, covering everything from earnest money to inspections, appraisals, and legal fees. Understanding these costs upfront is crucial for successful investing.

We’re currently working on some exciting deals, including a 144-unit property outside Austin and an RV park in Oklahoma City, both of which are benefiting from the recent drop in interest rates.Lastly, I touch on our future plans, including the opening of Fund 3 for investors, potential changes in our event frequency, and upcoming training sessions on commercial real estate. There’s a lot happening, and I’m excited to share it with you!

Don't miss this episode—it's packed with actionable insights and real-world strategies to help you navigate and succeed in the ever-changing real estate landscape.

Creative Financing: Alternative Ways to Fund Real Estate Deals | Ep 30

In this episode of The Real enTREpreneur™ podcast, I dive into unconventional strategies for entering the commercial real estate market without hefty upfront capital or traditional loans.

Aimed at real estate investors, this episode steers clear of wholesaling houses and small residential properties, which often fail to deliver financial freedom or significant cash flow.

Instead, I advocate for focusing on commercial properties such as small retail centers, industrial warehouses, RV parks, mobile home parks, and multifamily units with at least 32 units.

These properties strike a sweet spot—too large for single-family home investors yet too small for institutional buyers—resulting in less competition and more favorable negotiation terms.

Many of these 32-unit multifamily properties are owned by "mom and pop" landlords who may be open to seller financing, allowing investors to bypass traditional loan requirements and credit checks.

To cover the down payment, I suggest partnering with investors who are interested in real estate but prefer not to manage properties themselves, facilitating shared ownership and quicker scaling of investments.

I stress the importance of self-education, resourcefulness, and building a network of potential partners. I also promote my One Deal Away Bootcamp for those seeking hands-on support in finding, negotiating, and closing deals.

Tune in to learn how to overcome common excuses and start your commercial real estate investment journey today.

Scaling Your Investments: Why Bigger is Better in Commercial Real Estate | Ep 27

Welcome to Episode 27 of The Real enTREpreneur™ Podcast! I’m Alex Coffman, and in this episode, I'm a guest on ‘The Dream Huge Podcast. We’re diving into why scaling your investments is crucial in commercial real estate and why bigger is often better.

First off, let’s talk about the core skills you need to succeed: negotiating, selling, building relationships, and underwriting. These are the essentials. Commercial real estate investing is like running a business that generates cash flow, and it requires a hands-on approach and a solid team. You need experts in accounting, acquisitions, investor relations, brokers, lenders, and property management.

I’ll share a story about a $24 million deal in Atlanta to show you the complexities involved and why understanding financial aspects like qualifying for debt and having substantial down payments is crucial.

For those of you just starting out, I recommend focusing on properties with 32 to 50 units. Smaller properties, like those with five or eight units, often don’t cash flow well and can be challenging to manage. By scaling your investments, you can add value more easily and achieve significant returns by increasing net operating income (NOI).

Building a successful real estate investment business requires a long-term commitment. It’s not just about running the numbers; it’s about mastering every aspect of the process. That’s why continuous learning and training are essential. I offer boot camps and live training sessions to guide you through finding, underwriting, negotiating, and closing deals.

26. Commercial Real Estate Investing: What You Need to Know | Ep 26

Welcome to Episode 26 of The Real enTREpreneur™ Podcast! I'm Alex Coffman, and today I'm diving into the essentials of commercial real estate investing, drawing from a recent boot camp I hosted. We’ll cover everything from finding and underwriting deals to negotiating and making offers.

Commercial real estate investing is like running a business—it requires a systematic approach. I'll share a story about an investor eager to jump into a $24 million deal without proper due diligence, underscoring the importance of being thorough.

It's crucial to fully commit to learning the craft and building a supportive team. Being good at underwriting is important, but negotiating and closing deals are equally vital. For those just starting out, I recommend focusing on properties with 32 to 50 units—they offer better cash flow and scalability.

We’ll also dive into how raising net operating income (NOI) can significantly increase property value, and why larger properties offer better opportunities for value addition and profitability. Plus, I'll give you the scoop on upcoming training sessions and boot camps designed to help you master these concepts and put them into practice.

GP vs LP: Understanding the Roles in Real Estate Investments| Ep 24

In this episode, I pull back the curtain on what it truly means to be a General Partner (GP) in real estate investment. This role involves an immense amount of work, stress, and responsibility—unlike the more passive role of a Limited Partner (LP).

Here's what you'll learn:

  1. Roles and Responsibilities: As a GP, you're in the thick of it, dealing with everything from deal acquisition to operational management. It's not for the faint of heart.

  2. 24/7 Commitment: Active real estate investing is a full-time job. It demands continuous effort, dedication, and involvement around the clock.

  3. Deal Acquisition: Finding the right deals requires years of relationship-building and networking with brokers, agents, and other stakeholders. Establishing credibility and trust is key.

  4. Capital Raising: Raising capital is another full-time job. It involves building relationships with investors, preparing documents, and handling financial transactions meticulously.

  5. Operational Management: Once the deal is closed, the hard work continues. Managing the property, overseeing bookkeeping, coordinating with CPAs, vendors, and property managers, and ensuring smooth operations for years to come is all part of the job.

  6. Team Building: As the business grows, hiring a team to manage different aspects becomes essential. But in the beginning, founders often handle most tasks themselves.

  7. Partner Importance: Partnering with others can distribute the workload and bring diverse skills and expertise to the table, making the process more manageable.

  8. Passion and Drive: Successful GPs are driven by a passion for building something great, not just seeking status or vanity metrics.

  9. Boot Camp Opportunity: I'm offering a boot camp to guide aspiring real estate investors through the process of finding, analyzing, and negotiating deals.

  10. Considerations for Aspiring GPs: If you're thinking about becoming a GP, carefully consider your willingness to undertake these extensive responsibilities. And if you prefer a less demanding role, being an LP might be a better fit.

Join me in this episode to understand the real work behind the title and decide if you have what it takes to be a successful General Partner in real estate. Don't miss out on this deep dive into the true cost and commitment of building a real estate investment firm.
