BrickbyBrick Ep 4: Technology used in Construction

As we know, construction has played a vital role in the revival of the economy over the last year. With so many restrictions on travel, companies have had to adopt various technologies to plan, monitor, and execute projects on time.

We anticipate the ongoing COVID-19 pandemic to accelerate the adoption of technology, and the construction sector to continue its transition from a highly complex, fragmented, and project-based business to one that is increasingly standardised, centralised, and integrated. Thus, this episode is dedicated to explaining the fundamentals and differences in types of technology used in construction.

BrickbyBrick Ep 3: Impact of COVID-19 on the Indian Real Estate market (Featuring Manish Shah, CEO of Godrej Housing Finance)

As we know, coronavirus has had a suffocating effect on the Indian real estate market. In fact it was do suffocating that it brought property transactions to a standstill last year when the country was put under lockdown between March and June 2020. Since then, the market has made many steps toward recovery, and just when it appeared that a comeback was on the horizon, the country was hit by yet another viral wave.

Despite the deadly second wave of Covid-19, which had severe economic ramifications in April and May, positive signs of recovery in residential real estate demand were apparent in June, with a pan-India price growth of 1.7 percent during the quarter, according to the latest Magicbricks PropIndex Q2 (April-May-June) 2021 report.

Due to the second wave's intermittent lockout and the continuation of Work-From-House (WFH) rules, demand for 3BHKs and higher configurations have accounted for more than 65% of the overall demand in the real estate market. This can be explained because home owners now seek to upgrade and accommodate the need for an extra room for a home-office, study area, or simply a calm nook.

To understand how COVID-19 has affected the real estate industry, please allow me to introduce our guest Mr.Manish Shah, CEO of Godrej Housing Finance

BrickbyBrick Ep 2: Impact of rising building material prices (Featuring Hardik Agrawal, Director, DRAIPL)

India Ratings recently reported that the domestic steel consumption over April 2020-February 2021 was down by 8.8%. But even with this significant fall, some companies were able to double their profits in FY2021. How were they able to do that?

• It could be because some dealers say,

• upon re-opening of markets, demand is driven by state government projects in areas such as schools, roads and affordable housing with the restart of infrastructure projects.

• Or, it could be because Industry officials mentioned costs of various grades of the metal have increased 60-100% between July 2020 and May 2021.

• Infact, the steel TMT bar prices by primary producers touched the Rs 59,000 per tonne (excluding 18% GST) mark which is about 10% higher than the level prevailing in the month of February 2021.

•  Similarly, cement costs increased 50-70% from 2020 to 2021.

•  At present, the retail price of cement is Rs 420 per bag, whereas, it was only Rs 280 in FY20

• And these price are only expected to increase in the coming months.

But to understand what the impact of this price hike has been on contracting firms all around the country, please allow me to introduce you to our esteemed guest for this week’s episode, Mr Hardik Agrawal, Director, Dineshchandra R. Agrawal Infracon Private Limited
