The Art of Acquisitions Podcast
Simplifying and Structuring Your Acquisitions for Success with Ryan Deiss

Ryan has started many companies as well as bought many businesses too. He has varied experience in acquisitions and some unique perspectives on how to operate, particularly in regards to systems, scaling and holding companies.

He joins Dan to talk about his entrepreneurial journey into business acquisitions, how he structures his deals as well as why keeping things simple in business and acquisitions is how he has sustained success.

Acquisition Challenge: Getepicchallenge.com

KEY TAKEAWAYS

  • Ryan launched his very first businesses from his college dorm room! He knew if he wanted to make real money, he needed to follow an entrepreneurial path so that is what he did.
  • Those who love systems can sometimes overcomplicate things, especially in business.
  • By 2006 Ryan was in quite a lot of debt in his business and although the business was profitable he realised that he didn’t truly understand how the business worked. He decided he needed to simplify the business and if he couldn’t figure out the process on a napkin he was going to quit.
  • Ryan decided to learn marketing so that he could then market the businesses he acquired effectively.
  • If you want to do acquisitions, hang out with business owners and regularly make it known that you are buying companies.
  • Starting a business is difficult and risky, this is why Ryan always tries to see if he can buy his way into a market first.
  • Ryan believes acquiring ‘middle’ entrepreneurial businesses is one of the biggest opportunities in today’s market.

BEST MOMENTS

“I’ve always been passionate about systems”

“Many of my earliest businesses were acquisitions”

“Sometimes there is magic to getting pushed back against the wall”

“Sell the eggs not the goose”

The Art of Acquisitions Podcast
How to Convert Low Hanging Fruit with Joel Erway

Joel Erway joins Dan today to talk all about his unique IP, the power offer and how this could work for other business owners and deal finders.

KEY TAKEAWAYS

  • It was after transitioning into the digital marketing, that Joel took his experiences of sales presentations to aid him in selling online sales and webinars.
  • After gaining many clients and wanting to move into selling coaching courses, Joel began to invest in his own education. He wanted to learn what other sales avenues were available and what could potentially work better for this product.
  • Just 70% of your market are actually likely to buy from you and what many people do is focus on this whole 70%. But this is too much, you need to make your focus smaller to make more effective sales.
  • Joel began to focus on just the top 10% of potential customers, combining this with creating an irresistible offer is how the power offer was created.
  • Simplifying everything down, from content to offer creation, to create a specific targeted outcome has been the key to Joel’s success.
  • Joel firstly finds his audience, he asks them if they want the result he is offering. If they say yes then that means they will want to know how to achieve this result and that’s where his mini-webinar comes in.
  • This process isn’t the most scaleable but it is very clear and it works. When looking for acquisition, you don’t want 1000 leads, you just want a few strong ones.

BEST MOMENTS

“[Traditional] Webinars are notoriously heavy, they take a lot of work to build, a lot of market research”

“Why can’t I just target that top 10%”

“Do less marketing, make more offers, the more offers you make the less cost per acquisition”

“If they value their time more than their money and their willing to pay more to save time then the last thing they are wanting to do is spend more time going through a sales process”

“Tried and failed is the key to finding that avatar that is close to working with you”

The Art of Acquisitions Podcast
£300K Sales to £500M Sales in 12 Months with Jay Abraham

Business and marketing expert Jay Abraham joins Dan on this insightful episode. Jay has consulted for some of the largest companies and entrepreneurs in the world and helped generate growth of billions of dollars so has a wealth of experience! He shares some of his expertise along with advice in this episode and also talks about the power of collaboration and research in making successful acquisitions.

KEY TAKEAWAYS

  • Think about what services you can offer to those who will be benefiting from your completed acquisition. Think about what is high value to the clients but is also high profit to you.

  • Jay’s go to leveraging strategy would be to focus on what it takes to get the qualitative interest of the client market. What is the most compelling way to get their attention to start a buying relationship with you?

  • Look at your competitors, who has the best access and credibility to your prospective and ideal client? See if you can replicate what they are doing or even collaborate with them.

  • Frequently smaller businesses have a better relationship with customers and clients. They have the capacity to do so, so they can often be a great partner. Don’t dismiss collaboration because they are smaller if they have the better relationship.

  • When looking at acquisition opportunities, Jay tries to find companies that are what he calls ‘successfully stuck’ which means they have a good product and history but they need help getting the best out of all areas of their company. He helps companies reach their full potential.

BEST MOMENTS

“What’s the most compelling way that you can really get their qualitative attention?”

“It’s very easy to be successfully stuck and making pretty good money”

“You sound like a very quality man trying to do great things”

The Art of Acquisitions Podcast
Accelerate your Deal Flow and Size with Roland Frasier

Dan is joined by lawyer, account and tax strategist Roland Frasier. Roland is renowned as a ‘deal artist' and is a serial entrepreneur who has bought and sold multiple businesses. They discuss how to source almost-risk free deals, Roland's unique strategies and why networking is one of the most important things you can do to build your deal-sourcing.

KEY TAKEAWAYS

  • Early on in Roland's career he was working in real estate and this is where he began making deals. He has gained a lot of experience and has ‘been in the game' for around 40 years!
  • Roland does a lot of work directly with vendors, he says the key is to look at the direction companies/private equity is going and work towards that. You need to have a deal sourcing programme in place, whether that's via masterminds or other ways to build your relationships and network so that people come to you first.
  • The biggest mistake Roland has found when people are exiting their business, is that they don't get support and help with the process. He also says you should be planning an exit 2-3 years before you actually want to leave.
  • Leverage deals are something Roland is very passionate about. He likes the amount of opportunity they present, the large number of buyers there are as well as how well they scale.
  • As long as you do the right due-diligence, you shouldn't lose money in a deal. You are buying a company that is already making money.

BEST MOMENTS

“Getting plugged in early and that happens through networking more than anything else”

“I am a big fan of events, but I like people. I consider myself a hybrid-introvert”

The Art of Acquisitions Podcast
Boxing A Brand

Dan is interviewed by Jerry from Commercial Property Investors. They talk all things investing and acquisitions. This is an episode full of tips and knowledge about how to make a successful deal.

KEY TAKEAWAYS

  • Dan has had his fair share of difficulties in making deals. One of the biggest issues he had was actually with his bank who stopped one of his deals. However, he learnt a lot from this experience; about leverage, bankers and risk.
  • Identify the risks in every deal, Identify it, risk assess it and insure against it. If you can foresee all risks and issues then you are prepared for any eventuality in a deal.
  • There are deals out there that are quick wins, you just need to look at buying businesses that are profitable that are also asset rich.
  • Looking ahead, where you expect things to be, is how you can make better deals. You reverse engineer the process to ensure you are making deals that will work in 2, 5, 10 years time. Research and knowledge of the area you are buying in in terms of industry and location is key.

BEST MOMENTS

“You've always got to make the best of a bad situation”

The Art of Acquisitions Podcast
Acquisition of Business Real Estate

In this episode, Dan is interviewed by Julie Whitmore from Your Property Network. He talks to Julie about his business model that he uses to build success time and time again for failing business acquisitions. Listen in to hear Dan talk about why focusing on businesses in decline for your acquisitions can be a great way to diversify your portfolio, create long-term financial gain and actually decrease various risk-factors. He delves deep into which things to focus on when doing your due diligence and research and how to ensure the right choice of acquisition. He also talks about real-life acquisitions he has done providing a case study to give context for his methods.

KEY TAKEAWAYS

  • One of core things Dan looks for with business acquisitions is for an opportunity for alternative use or different demand in a failing business. As this is a great way to buy a business and successfully turn it around.
  • Buying a failing business that also owns its own commercial real estate is a very good opportunity. You just need to ensure that you have the right education and have run all the right numbers to make the best deal.
  • When considering commercial conversion into residential, it's worth bearing in mind the difficulties we have faced in the past two years with the pandemic. Making studio apartments for example, is less risky than a HMO.
  • Dan's method is sector specific, it's about failing businesses. It can be applied anywhere, regardless of location.
  • When buying a failing business, a lease option with an MBO can give you room to put the longer-term plan into place.
  • Long-term thinking is a big part of Dan's methods success. It decreases the risk of the project as well as providing a cumulative capital gain across the years.
  • It possible to pay for a planning officer to work on your major application, this is especially helpful at the moment because planning departments are so behind because of the pandemic. This saves you a lot of frustration and will allow things to happen and move forward much quicker.
  • The simple act of buying failing businesses with owned commercial property is that when you separate them, you're forcing capital appreciation which means you are de-risking the whole project.

BEST MOMENTS

“You don't just jump into these things, you have to do research”

“Never do a Kevin Costner and build and hope the demand comes, ensure the demand is there first”

“When I look at things, I try and look at things with Japanese-long term thinking”

“It's a planning game”

The Art of Acquisitions Podcast
A Front Row Seat To Raising £100M SPAC Part 1 With Sebastian Amieva

This episode is the first in a series of talking with Sebastian all about acquisitions. Dan and Sebastian talk about how Sebastian structures his deals, how he finds them, what has been most successful for him in the past as well as who inspires him for the future.

KEY TAKEAWAYS

  • Sebastian's first experience of acquisition was quite negative, he took over a company but was unable to save them and the company went under. But, if this hadn't had happened he wouldn't have decided to move to the UK and completed the many successful deals he has now.
  • Sebastian tries to be creative in how he raises finance and structures deals, this allows him to make more appealing packages that work financially, both for himself and his investors.
  • One of the main criteria that Sebastian looks for in a deal is that it is asset heavy. By that he means at least 50% of the value is held in assets such as real estate.
  • Direct mail may be seen as old school to some but this is what Dan has found is most successful in finding deals.
  • Having a good team around you is imperative in continually making successful deals. Sebastian ensures he has the right people in the right roles to help him make his deals a success.
  • When you are first starting out, you need to find someone to help you. For your first deal to be a success you want to ensure you have the right person helping you along the way. There are varying ways to do this, Sebastian helps his clients by charging a set fee and a % equity in a successful deal. He doesn't care who the person is or where they come from, he just needs to know that they have what it takes.
  • Acquisition is a people business. You need to know how to work with people and then solve problems for them creatively.
  • You don't need to know the space or industry you are investing in but you do need to ensure you have experts in that field to support you.

BEST MOMENTS

“You only learn through getting scars”

“I tend to think in terms that I need to make 200k out of this deal”

“Everybody wants a down payment…every deal you put down money doesn't mean its your own money”

“It's a people business and after that it's all about creative solutions to problems”

Speaking with Global Citizen and Entrepreneur Anric Blatt

“If you want to do anything in life today, it's all about raising money”

In his episode, Dan speaks with Anric Blatt who has been in business for over 30 years; including founding, starting and scaling multiple hedge funds across the world. Anric has had an incredible journey to where he is today and he shares this, including aspects of his childhood, his success in business and what his plans are for the future.

KEY TAKEAWAYS

  • Anric has always been an entrepreneur. He started building business in school and college and never stopped.
  • Investing should be simple. Anric never invests in anything he can't calculate ‘on the back of a napkin'! He likes to work with smaller operations with people who are specialised in what they are doing.
  • Going digital is the way to get investors now, people don't go ‘looking for investments' like they used to. It's your job to sell to them digitally rather than waiting for them to look for you. If people do not adapt and work with technology then they will fail.

BEST MOMENTS

“I love specialists in that space”

“I'm interviewing you as much as you're interviewing me”

“It's digital or die”

The Art of Acquisitions Podcast
Raising Money On Social Media with Ellie Mckay

“You can transform your life with one acquisition”

Following on from Dan being interviewed by Ellie in episode 13, Dan now welcomes Ellie onto the AOA Podcast! Ellie is a property investor, podcaster and entrepreneur.

They talk about good advice, learning experiences and Ellie's own journey in property!

KEY TAKEAWAYS

  • Ellie's first investment in property didn't go to plan but it is how she learnt a lot of lessons and although it didn't feel like it at the time the experience was priceless.

  • No one can predict the future but the safest way to invest is to do your due diligence and don't expect everything to be the ‘best case scenario'. You have to be a realist and not allow yourself to be sold a dream.

  • you don't have to be an expert or a specialist in everything. you can build a team for that and surround yourself with people who know their stuff and can support you in making good decisions.

  • The content you put out on your social media matters in ways you may not realise. If you are posting about HMOs for example, those are the clients and investors you will attract. Make sure your content matches who you want to attract.

  • Working and investing in property is not plain sailing. People in the space want to see the good, the bad and the ugly. They will resonate with you when you share your difficulties. Showing how you deal with issues and problems also reassures those that are already on-board with you and attracts those who may want to invest in the future.

  • Relationships in business are the highest rate of currency. Not just because of the support and education you get from those further along in their journeys than you, but also because it makes you strive for more. You get to see what it takes to scale up and what is truly possible.

BEST MOMENTS

“Get rich quick...There's no such thing, get rich slowly”

“We didn't know what we were doing, we didn't surround ourselves with specialists”

“When you share the lows as well as the highs people resonate with that”

The Art of Acquisitions Podcast
Deals and Learning are my Oxygen– Interview with Ellie Mckay

“Dan is an absolute master of commercial property”

In this episode, the roles are reversed as Dan is interviewed by Ellie Mckay!

They discuss Dan's career, focusing on his wealth of experience in commercial property, his entrepreneurial spirit and his resilience!

KEY TAKEAWAYS

  • Making deals isn't just about creating wealth but also about adding value. There are lots of creative things you can do make a successful acquisition, adding value along the way.

  • Both Dan's parents were in business themselves so it's something he grew up around. He never wanted to just get a 9-5 office job, he was always destined to be an entrepreneur and work for himself.

  • After Dan's first business venture, a donut kiosk, he gained experience in failure early on including a restaurant and a Ted Baker franchise. He then got into property, starting by flipping commercial properties into residential and it was something he was very good at!

  • As a young businessman, Dan received mentorship and guidance, both free and paid. It was invaluable for him at the time and he attributes some of his early success to this.

  • Almost all entrepreneurs go through a struggle, a time where they could lose everything. Dan says you must pick yourself back up and do everything in your power to keep going. Dan also believes that this make or break situation for him was both his biggest lesson and his biggest business gift; it made him recognise and realise how to gain control and make deals more valuable and more secure.

  • Personal development is so important for any individual, especially in business. It helps you become more resilient as well as gain an understanding of yourself, including your downfalls and how you can become a better version of you.
  • Technology and working with people are two things that Dan loves and gets excited about. Combining these with his creativity is how he keeps making successful deals, stays motivated and continues enjoying everything he does.

  • Imagine the investment you are considering in ten years' time then work backwards to now. Is it a worthy investment that will stand the test of time?

BEST MOMENTS

“Commercial for me is a de-risking, almost a hedge to protect the asset so it's safer going forward”

“Growing up in business was normal, you wouldn't even think about going into a job so I naturally went into business”

“The universe sometimes wants to teach you a lesson”

“The fear of not doing something should be bigger than the fear of doing something.”

“It's a real opportunity to grow, evolve and become a better version”

The Art of Acquisitions Podcast
Timing, Opportunity and the Evolution of the Market - Interviewing Trevor Crowley“Timing, Opportunity and the Evolution of the Market” - Interviewing Trevor Crowley

“In Every Challenge There's Always a Gift”

In this episode, Dan speaks to Trevor Crowley who has a wealth of knowledge and experience in multiple acquisition deals. Trevor started out in Morgan Stanley in the and is now mostly working in the world of real estate.

KEY TAKEAWAYS

  • Trevor worked in the retail side of Morgan Stanley and also had a stint in sales management. After 10 years he went to work for the Bank of America, then went to develop an alternative investment platform at another firm.

  • Timing and leverage is everything in deals. A key example of this for Trevor was when he bought and traded Facebook shares to a hedge fund pre-ipo.

  • In a very uncertain market, cash is still king. It can also be useful to look at ‘non-traditional' investments when the traditional market is struggling.

  • The investment landscape has changed significantly across the past three decades and is continuing to do so. There are arguably more opportunities and less restrictions than ever before, you just need to look for the opportunities, leverage and continue to educate yourself.

  • Trevor recognised that the real estate industry learnt and adapted strategies previously used in the finance industry and this as well as ROI is what attracted him to work in and with real estate.

BEST MOMENTS

“The equity markets, the asset markets, have all evolved and have morphed into a variety of different things for people”

“That all comes down to contacts and opportunity timing”

“I don't want to catch a falling knife”

Creativity Solves Problems - with Craig Greenhouse

“We get guests on to help you to do deals, do better deals, to understand, learn strategies so you can do acquisitions yourself”

In this engaging episode, Dan speaks to serial entrepreneur Craig Greenhouse.

They talk about the impact of risk, the psychology of acquisitions and the evolution of Craig's own business, property and acquisition journey.

KEY TAKEAWAYS

  • Craig has always been an entrepreneur, he was self-employed from the age of 15 doing various different business ideas. He was always interested in property but thought he needed more cash to get started, but, he ended up doing two no-money-down business acquisitions and that's how he got started.

  • Business owners can often think of their company as their ‘baby' and want to take a step back but don't want to give up their business completely. This is a great opportunity to get a no-money down acquisition and this is exactly what Craig did.

  • You don't often stumble across great deals. Great deals are made, with both creativity and persistence.

  • After many acquisition successes, Craig semi-retired. This didn't last too long and he has been back buying and selling businesses for the last 5 years. Although he has incredible knowledge he is still always learning new ways to create and make incredible deals.

  • Craig loves working with start-ups, this is what always sparks his interest and is what he spends most of his time doing now, particularly helping them scale up to the next level.

BEST MOMENTS

“I was the safe pair of hands to take the businesses over”

“The money isn't the most important part of the deal”

“Get your hands dirty, get out there…creatively solve problems!”

“I love the journey, I love the process and I love the game, the beautiful game of life and acquisitions.”

In this episode, Dan is speaking with ‘recovering serial entrepreneur' Allen Witters, a former ops manager around the world, venture capitalist, government advisor and so much more! They talk about Allen's career, focusing on acquisitions, including his many great successes but his failures too and the impact they had on his life.

KEY TAKEAWAYS

  • Allen has always been future oriented. He sometimes has to remind himself that others don't think in this way and bring himself back, from planning and looking at several years in the future.

  • Gravitas Carbotura are putting together the ‘hot planet repair team' working with people who are identifying the environmental problems and helping them come together to solve them. They are currently the lowest cost atmosphere carbon capture on the planet and receive tremendous support institutionally as well as from the U.S Government.

  • By 16 Allen has graduated high school, moved out of his parents' house and had two jobs. This was the start of his work ethic and journey into being an entrepreneur and then into venture capital and acquisitions.

  • Allen took his first company public at the age of 25! This was also the first time he attempted to retire, something he still hasn't managed to do to this day. He has a wealth of experience successfully acquiring businesses, including turning an 80k investment into 60 million in just 18 months.

  • Another one of Allen's incredible and successful ventures was when he helped found the first and original ‘cloud' service back in the late 90's. This company ended up with 85% of market share in the world and were truly doing something unheard of and incredibly innovative for the time.

BEST MOMENTS

“As my wife would put it, I'm a workaholic, I have failed at retirement 5 or 6 times”

“We're talking the ugly here!”

“We were much larger than the internet itself at the time”

Should Businesses be Thinking About their Atmospheric Waste - Interviewing Tyler Wood

How can you create cash flow and grow your wealth through acquiring businesses and commercial real estate?

In this episode, Dan talks to Tyler Wood, who worked in the hedge fund industry for 20 years but now works for Gravitas Carbotura where he is the Director of ESG and Sustainability. They discuss the true value of business and the environment and its impact on the future of the business world.

KEY TAKEAWAYS

  • Tyler's role when he was in the hedge fund world, was meeting great people and then introducing them to other great people so that they could make great things happen. He managed to retain some of this wealth but he is also grateful for all of the brilliant people he got to meet.

  • Soon we will start to be charged for not only our physical waste but our ‘atmospherical' waste such as co2. This will change the business landscape dramatically.

  • Tyler believes that we need to redefine the landscape of business and our definition of value. Just because a business has a large turnover it doesn't mean it is providing value to society. It may actually be costing more for society, such as causing mental health problems in its staff and not paying the tax it should be contributing.

“I would redefine what value is”

“Together we can achieve more”

The Art of Acquisitions Podcast
How to De-Risk Development - Interviewing Paul Abercrombie

What are the top three problems that occur time and time again in developments?

In this episode Dan speaks with entrepreneur and speaker, Paul Abercrombie from bulletproof developments. They talk about Paul's experience in the development world, how to de-risk projects and how you to be successful in this field.

KEY TAKEAWAYS

  • Paul has vast experience as a development manager in various family run businesses. Over this time he has seen the same common mistakes made by developers again and again. This is one of the reasons he founded bulletproof development.

  • The biggest problem he has found is that developers don't set risk management standards. Good developers have the same approach each time. Those who aren't experienced or have perhaps become too emotionally involved in a project, can find themselves making the numbers fit, rather than being objective.

  • Once you know your GDV figure, be realistic and work backwards, don't be too eager and find yourself being optimistic. It might sound pessimistic, but it's important to have that buffer.

  • When starting in talks with an investor, always calculate the interest costs based on the full amount of the loan for the term of the loan.

  • You can balance your risk in development by diversifying your contractors. You can mitigate risk by using multiple contractors and having sub-contractors with various packages. Then if something fails, it is easy to replace just the one contract.

  • When you add a design element into a contractor, it becomes more expensive because to them, it represents risk.

  • Implement a document management system. Don't just use your emails, this can cause huge cost and delays if something becomes misplaced. It's something so simple but key to a successful project.

BEST MOMENTS

“They can easily avoid mistakes before starting development”

“He's never seen a project that has gone on with no problems”

“They are the highest risk but the highest reward”

“Stick to what you know"

How to Learn without Losing in the Property World – Interview with Jerry Alexander

In today's episode, Dan speaks to Jerry Alexander. A property entrepreneur specialising in commercial property. They met on clubhouse and this is why they are having this conversation today!

They discuss Jerry's journey, commercial multiple occupancy and how to get started, in business and property.

KEY TAKEAWAYS

  • Jerry has always wanted his own business. He went to university but was always thinking about doing his own thing. He worked for some construction companies and then onto product companies so he could learn to sell. He was successful at this and started to sell his own products, he then went into property.

  • Jerry started in the buy to let market in the year 2000. Then in 2002 he got into the commercial side whilst trying to find a good deal. He spent time improving the space for the renters and charging them more over time. Then when the property was revalued he discovered he had increased the value by three times. He then knew he was onto something.

  • In the property investing world things can go wrong. If possible it is best to have any potential liability ring fenced from the bank for such instances.

  • Jerry believes in keeping property investments close to home if you can. If the deals are there, why make things more difficult for yourself by putting distance in between you and your investments.

  • A great way to start getting into the commercial side of property is to buy something with an income, buy a vanilla product or buying something small. This is the lowest risk way to get started. Sometimes it's best just to get started and learn before going for something big and exciting.

BEST MOMENTS

“Little hassle income”

“Things go wrong now and then”

“Having multiple exits is something everyone should have on their radar”

“Get started sooner rather than later, start small so you can learn loads”

“Residential is the envelope that has many, many strategies in it”

Mistakes You Make Today Will Humble You in the Future – Interviewing Gavin Gallagher

Don't pay yourself on assumptions and do not get caught up in a comparative lifestyle. These two things will save you in a downturn of income.

In this episode, Dan interviews Gavin Gallagher. Gavin has been working in the commercial property space of acquisitions for quite some time, he has a wealth of knowledge and experience. Guy and Dan discuss their journeys, the mistakes they have made and how you can avoid them.

KEY TAKEAWAYS

  • Gavin was born into a real-estate family in the sense both his father and grandfather were involved in it. He was familiar with running around building sights as a child so it was in his DNA! In his late teens, he decided he wanted to get into architecture, sadly part way through his course Gavin's Dad died suddenly. This meant Gavin had to get involved in the family business.

  • Quite a few mistakes were made in the beginning as Gavin did not have any experience but the mistakes gave him fire and it made him incredibly ambitious to do better.

  • As well as helping with the family business Gavin began doing his own side projects and investing in property. He discovered the turnover that could be made and took a bit of a cookie cutter approach on his successes.

  • Gavin suffered a major downturn in 2008 and it meant him having to go back to family for financial help after making over a million in passive income per year previously. It was very humbling.

  • Any bad choices you make today, you will see the effects of in years to come, there is no reversing what you have done years previously.

  • Gavin preaches the r e's. Your emotions, your ego, the economy, events are the four things that can take you down in some shape or form.

  • You have to stay curious and continually learn otherwise opportunities will pass you by. Whatever you are working on and is making you money now will inevitably change, you need to be ahead of the game to continue to be successful.

BEST MOMENTS

“Been on the emotional rollercoaster of acquisitions”

“It was quite painful to look back and realise all the mistakes we made”

“I was the person going out and rolling my sleeves and finding the deals”

“You just don't know the story and so don't compare yourself to others”

Don’t Allow your Ego to Drive Your Deal – Interviewing Guy Bartlett

Acquisitions are simply a quick way to grow your wealth.

In this episode, Dan speaks to Guy Bartlett. Guy is a friend of Dan's and there is nothing he likes to do more than an acquisition! They discuss how Guy started getting into acquisitions, what he enjoys about them and the key things you need to think about if you want to start buying businesses.

KEY TAKEAWAYS

  • As a child, Guy remembers watching many people across the business world and news buying and acquiring businesses and it always seemed at exciting to him. In the mid 90s he got a job to help grow a group of businesses and in doing so he realised he enjoyed the growth process and figured out that there must be a better way. He spoke to a friend who grew his wealth very quickly and he asked him how, it was acquisition that made his friend rich and it got Guy thinking.

  • Guy suffered a spinal injury and it made him question what the universe was telling him. It was the catalyst for him to decide to give acquisitions a go. He bought two businesses and created a small group making 2.7 million overnight and could pay himself a good income at the same time.

  • 85% of businesses fail in the first 5 years. It's so important that if you are acquiring businesses you ensure they are past this point.

  • Both Guy and Dan aren't fans of acquiring distressed businesses. Guy believes that they are often distressed for a multitude of reasons so even if you have a lot of cash it can be at best complex and at worst impossible, to turn them around.

  • Instead, Guy focuses on businesses that have been around for some time, perhaps aren't very good at marketing themselves but have a loyal customer base who depend on them and with owner who have achieved what they set out to achieve so are comfortably complacent.

  • You don't want to buy a job, you want to buy a business, so getting the right size business is key. Small to medium companies are perfect for acquisition, they usually have between 10-50 staff or 50-250 staff.

  • The other key thing to look at is what is the gross profit performance historically. Any business that make less that 30% gross profit will mean you struggle to make the numbers work in acquisition.

  • There are various ways you can source funding and investment for your acquisitions. Linkedin is a great way to network and to find the right kind of people for the right businesses. But one way of sourcing that is often overlooked is your own existing network, family and friends often know someone who would be interested in what you have to offer.

  • Never stop investigating and do not allow your ego to lead you on a deal. You need to do your due diligence and realise every day you are learning.

BEST MOMENTS

“It made me think, what is the universe telling me?”

“Why bother starting a business when you can acquire one”

“It's not cool, it's not sexy, they want to be a laptop millionaire somewhere in Bali”

“I really like simple business models”

“The worst thing was we lost a year of our lives trying to set up something that was destined to fail…that was my ego driving that deal”

ABOUT THE GUEST

Guy and Dan run a clubhouse room together each Friday at 1pm!

Guy's Company Website: https://thefidelisgroup.co.uk
