What to do if you keep missing out on properties
In this Australian Property Podcast episode, your hosts Pete Wargent from Allen Wargent Property Buyers and Amy Lunardi from Amy Lunardi Property step you through their top 5 tips for buying a property with less time, cost, and stress. Here is what they discuss: How long should a property search ideally take? 1 to 6 months depending on how prepared you are and the search in question? What if it’s taking you longer, is that OK? What is the main issue stopping you from buying successfully? The top 5 issues likely to be keeping you stuck in your property search: 1 - Having an unclear or unrealistic property brief  2 - Not adapting to changing market conditions 3 - Not being proactive with agents or off-market deals  4 - Not prioritising the search (we’re all busy after all!)  5 - Lack of knowledge or confidence  3 signs you’re going wrong with your search.  Some psychology tips from Amy!  A few signs that you’re likely on the right track! If you’re just missing out or you are the under-bidder at an auction, for example. When to engage a professional or buyer’s agent - if you are too busy or mentally exhausted. A look at TermPlus
Nehemiah is the Managing Director and CEO of Pengana Credit. Pengana have recently launched a platform called TermPlus. These are term accounts with attractive monthly income. With TermPlus everything is online, you choose the term you'd like to invest for, deposit your funds and choose to reinvest or take the income. Currently the one year account has a rate of 6.60% and the five year is at 7.75%pa. The funds are invested in global private credit via Mercer. Locally some may compare it to LaTrobe's term accounts which is invested in domestic mortgages. TermPlus is really good for diversifying away from the Aussie real estate market. Why is Nehemiah coming on the Property pod? Well, a problem TermPlus solves is where to park cash in between property purchases. This is something Nehemiah has done himself. What Pete and Nehemiah discussed today - Nehemiah’s background and career Questions covered: 1 What is private credit as an asset class? It’s not traded? 2 Who is the team? Group, experience, how long in business? Main shareholders? How much under management? 3 What kind of returns can I really expect? How do you get target rates like this – well above the cash rate - without risky or volatile investments? No free lunches - Duration tolerance? What if I need my money out earlier? Is it illiquid? Can I add to or withdraw from my balance during a Term? What happens at the end of the Term? 4 Banks have a deposit guarantee. You aren’t a bank. Do you eat your own cooking? Is my capital at risk? Have you ever missed a target rate monthly payment? How safe is my money from market crashes? What are the risks? 5 Do I need to be a sophisticated investor to invest in this? Do we need to be able to understand a complicated prospectus? 6 Do you have any customer reviews? Where can we go to read more? How do I manage my account? Are there account fees? Fee structure? How do you get paid? Buying or selling a property? The jargon can get overwhelming fast. In this episode, we cut through the confusion and explain the key terms you’ll hear along the way, from the different types of homes (studio, townhouse, period styles) to how auctions and private sales actually work. We’ll also break down contracts, cooling-off periods, deposits, settlement, and all those extra costs like stamp duty and rates. Plus, we cover the legal side, titles, body corporate rules, easements, and planning permits, so you know exactly what you’re getting into. By the end, you’ll feel confident talking the talk, whether you’re buying your first place or just curious about how the property market works.
