This episode covers the topic of pricing your home, which is undoubtedly the most difficult part of the process. Why? Because no one has a crystal ball that tells you what your home will sell for. Your agent uses data on recent sales of comparable homes to estimate what they expect buyers will pay for your home. You, the Seller, set a listing price that represents what you would like to get for the property. The market determines the actual sale price. Most Sellers overvalue their homes because they're emotionally attached to them and think they're worth more than they really are. Mispricing your home is the top reason for home sale failures. Statistical data show that the more inaccurate the price is and the longer you wait to lower it, the longer it will take to sell and lower the sales price will be. The key steps in pricing your home are 1) find the right comparables, 2) adjust them, 3) look at your competition, and 4) respond to the market's reaction to your price. Accurately priced homes sell quickly. Thanks for listening.
