Should I wait to get my mortgage, or refinance, just in case the rates go down?  If I'm a new homebuyer, what do I need to qualify for a home loan?  

Should I use a mortgage company or a bank to get my mortgage?  What about reverse mortgages?  Are they a good option for someone who is retired and has a lot of equity in their home?
