AI Talent Drives Real Estate Demand in Major U.S. and Canadian
Artificial intelligence isn’t just transforming technology it’s reshaping real estate across the U.S. and Canada. A new CBRE report shows AI-skilled workers have grown by over 50% in one year, now totaling more than 517,000 professionals. Rising Talent Hubs  The surge is concentrated in major tech hubs like San Francisco, New York, Seattle, Washington D.C., and Toronto. New York alone added 20,000 AI jobs last year. Emerging cities like Atlanta, Chicago, and Dallas-Fort Worth are seeing explosive growth up to 75% year-over-year. This migration of talent is not just about jobs, it's transforming local housing and office demand. Impact on Commercial Real Estate  Unlike other tech sectors that lean remote, AI firms want in-person collaboration. They now account for 17% of all U.S. office leasing, compared to just 10% in 2022. In San Francisco, AI companies have leased one out of every four square feet of office space over the past 2.5 years. Impact on Housing On the residential side, demand is pushing rents higher:   Manhattan +14%   Washington D.C. +12%   Seattle +7%   San Francisco +6% Despite rising costs, high AI salaries mean workers spend only 19–29% of income on rent, keeping these expensive markets affordable for them. Financial Ripple Effect  This influx of well-paid talent boosts not only luxury rentals but the entire housing market. Local economies are benefiting from increased spending, fueling broader real estate booms. Future Outlook & Closing  Experts say AI is a game-changer for real estate. Cities at the center of this AI revolution will continue to see rising demand for both homes and office space.
